Carpet Fitting in Nairobi

Why do some carpets ripple within a year while others stay flat and snug for years?

What fitted at KSh 1,499 per sqm really means

When we say our wall to wall carpet is KSh 1,499 per sqm fitted, we mean the whole job. You are not buying a roll and then hunting for a fundi.

  • The carpet itself, cut from the roll to your room.
  • The underlay that goes under it for comfort and to help it wear evenly.
  • The fitting, done by our own team with the right tools.

That makes budgeting simple. Measure the room, multiply by KSh 1,499 and you have a solid figure. A bedroom of 4 by 4 metres is 16 sqm, so it comes to about KSh 23,984.

Other carpets are priced as materials. Office carpet, VIP and executive grades and carpet tiles have fitting quoted after measuring, because the work depends on the space, the floor and the layout. We send that on WhatsApp together with the materials.

Choosing the right carpet for the room

Not every room needs the same carpet. Here is how our fitters usually advise.

Bedrooms take a soft carpet happily because there is little traffic. Living rooms see shoes, children and visitors, so pick a colour that hides dust. Offices need something tougher that copes with chairs rolling over it all day. Our guide on carpet tiles vs wall to wall carpet helps if you are torn between the two.

Worked examples for Nairobi homes

Here are three typical rooms worked out at KSh 1,499 per sqm fitted.

  • A 3 by 3 metre bedroom: 9 sqm x KSh 1,499 = KSh 13,491.
  • A 4 by 4 metre master bedroom: 16 sqm x KSh 1,499 = KSh 23,984.
  • A 5 by 4 metre living room: 20 sqm x KSh 1,499 = KSh 29,980.

All three together in a two bedroom flat in Kilimani or South C come to KSh 67,455.

Two things can change the final figure. First, carpet comes off a roll of a fixed width. In a wide room we may need a join. The fitter plans the cut so the waste is small and the seam sits out of sight. Second, odd shapes like bay windows and L shaped rooms are measured at their longest points. We confirm the exact quantity after measuring.

To work out a rough figure yourself, follow how to calculate carpet size.

Getting the room ready for fitting

A carpet fitter needs the floor clear from wall to wall. Here is what to do before we arrive.

  1. Empty the room. Beds, wardrobes and shelves need to come out, since we fit right up to the walls.
  2. Lift old carpet and rugs unless we agreed to remove them.
  3. Sweep the floor and let us know about any loose tiles or cracks.
  4. Finish painting first. Paint on new carpet is very hard to remove.
  5. Check the doors. Carpet and underlay add height. If a door already scrapes the floor, it will need trimming. We point this out at the measuring visit.
  6. Tell us about damp. Ground floor rooms and rooms beside bathrooms sometimes hold moisture. Carpet should go on a dry floor.

If you are finishing a new house, see our interior finishing checklist for the best order of work.

How we fit carpet step by step

A typical carpet job runs in this order.

  1. Check the floor. We look for high spots, loose tiles and damp. Bumps under carpet show through and wear faster.
  2. Fix the edges. We prepare the room edges so the carpet can be held tight.
  3. Lay the underlay across the whole floor, joined flat with no overlaps.
  4. Roll out and rough cut the carpet with a little spare at every wall.
  5. Join any seams away from doorways and walkways where possible.
  6. Stretch the carpet so it sits tight with no loose areas that can ripple later.
  7. Trim and tuck the edges neatly along the walls.
  8. Finish the doorway with a threshold strip where the carpet meets another floor.

Most bedrooms are fitted in a morning. A whole flat usually takes a day or two depending on the number of rooms and how much floor preparation is needed.

Common carpet problems and how we avoid them

  • Ripples and bubbles. These come from carpet laid loose. We stretch it properly so it stays flat.
  • Seams in the wrong place. A join in a doorway gets walked on all day. We plan seams so they sit under furniture or along the line of light.
  • Musty smell. This usually means the floor was damp when the carpet went down. We check before fitting and tell you if the floor needs time to dry.
  • Doors that drag. We flag doors that need trimming before fitting day, not after.
  • Worn paths in corridors. High traffic routes wear first. In busy homes and offices we may suggest a tougher grade or carpet tiles you can swap.
  • Edges lifting at the door. A proper threshold strip keeps the edge down and stops trips.

Handover checks and keeping carpet clean

Walk the room in socks before you sign off. It is the easiest way to feel what is going on.

  • The carpet feels tight with no soft or loose patches.
  • No ripples show when you look across the room from the doorway.
  • Seams are flat and hard to spot.
  • Edges are tucked neatly along every wall.
  • The threshold strip is firm and the doorway is safe to walk over.
  • Doors open and close without dragging.
  • Offcuts and fluff have been cleared away.

If anything looks off, tell the fitter before they pack up. If you spot something later, send a photo on WhatsApp to 0757 753 748.

Nairobi dust finds its way into every home. Carpet holds onto it. A simple routine keeps it fresh.

  • Vacuum twice a week in living rooms and once a week in bedrooms.
  • Put a door mat at every outside door. It catches most of the grit before it reaches the carpet. See our door mat prices.
  • Blot spills at once with a clean cloth. Do not rub.
  • Keep the room aired during the long rains so the carpet stays dry.
  • Move furniture slightly now and then so the same spots do not flatten.

Carpet for rentals, offices and churches

Homes are only part of what we fit. Each type of space has its own needs.

  • Rental units. Landlords want a carpet that looks fresh for the next tenant and is easy to replace. Wall to wall at KSh 1,499 per sqm fitted keeps the budget clear. See rental apartment flooring.
  • Offices. Office carpet at KSh 1,799 per sqm or carpet tiles at KSh 2,499 to 2,699 per sqm handle chairs and foot traffic. Tiles let you swap a stained square instead of the whole floor.
  • Churches and halls. Long aisles need careful seam planning so joins do not run where people walk. VIP carpet at KSh 2,499 per sqm is a common choice.
  • Hotels and guest houses. Rooms are fitted one at a time so the rest of the building keeps working.

For commercial jobs we can work in the evening or on Saturday by arrangement, so your team or congregation is not disturbed.
