Cost for 100 sqm of floor

A smart mix for a 3 bedroom house

Many clients put SPC in the living room, kitchen and corridor (about 55 sqm) and carpet in the three bedrooms (about 45 sqm). That comes to about KSh 121,000 for SPC plus KSh 67,500 for Delta carpet, so about KSh 188,500 in total.

Add 5 to 10 percent for cuts. Skirting, levelling and fitting are quoted after a site measure.

The cheapest floor per sqm is not always the cheapest over ten years. A floor that copes with water and wear in the kitchen saves you redoing it. Spend more where water and traffic are heavy. Save in the bedrooms.

Extras people forget to budget for

• Underlay for laminate. Laminate sits on underlay. A roll costs KSh 4,999. Ask how many rolls your rooms need.
• Cutting allowance. Rooms are never perfect rectangles. Add a little extra for cuts around doors and corners. Our guide on laminate coverage per box explains how to round up.
• Skirting and door trims. Ask for them on the same quote so the edges look finished.
• Fitting. Quoted on WhatsApp for your rooms and location.
• Floor repairs. Cracked or uneven screed must be fixed first. Budget for a fundi if needed.
• Transport. Within Nairobi, Kiambu, Machakos and Kajiado we deliver and install. Further away we courier, so ask for the courier cost on the quote.
• Spare pieces. Keep a few planks or a small offcut for repairs later.

Put every extra on one written quote. Then you can compare it line by line with any other quote you get. A low price per sqm with no fitting, trims or underlay is not the real price.

Get the order of work right

Flooring goes in near the end of a build. Fit it too early and painters and fundis will scratch it.

1. Finish ceilings, wiring and plastering.
2. Paint the walls. Do the last coat after the floor if you are careful with drop cloths.
3. Let a new screed dry fully. Damp under a floor causes trouble later.
4. Lay the floor and fit skirting.
5. Fit blinds and wall panels last.
6. Fit door mats at every outside door.

Ask your fundi to check the floor with a long straight edge before we come. Dips and humps show through thin floors like mkeka and LVT. A day of screed repair now saves a floor that creaks or lifts later.

Building to rent or to live in?

A landlord and a home owner should not buy the same floor.
