Rolls or tiles for your office?

• Small offices on a budget: office carpet rolls
• Open plan floors with cables: carpet tiles you can lift
• Boardrooms: executive or VIP carpet
• Call centres: acoustic carpet tiles to soften noise

Picture a start up on Mombasa Road that moved into a bare cement floor. Calls sounded like they came from a tunnel. Office carpet went down over a weekend and the team noticed the quiet on Monday.

What an office carpet job costs: worked examples

Office carpet is priced per square metre. Measure the floor, multiply by the rate and add a little for cuts at walls and pillars.

Example one: a small office in Westlands. Take a room of 5 by 6 metres. That is 30 sqm.

• Delta carpet 6mm, installed, at KSh 1,499: 30 x 1,499 = KSh 44,970
• Office carpet at KSh 1,799: 30 x 1,799 = KSh 53,970
• VIP carpet 8mm at KSh 2,499: 30 x 2,499 = KSh 74,970
• Executive carpet at KSh 2,999: 30 x 2,999 = KSh 89,970

Example two: an open plan floor in Upper Hill. Take 120 sqm. Office carpet rolls at KSh 1,799 come to KSh 215,880. Carpet tiles at KSh 2,499 to KSh 2,699 come to KSh 299,880 to KSh 323,880.

Tiles cost more up front. You win it back when one stained tile can be swapped instead of the whole floor. Where a price does not say installed, fitting is quoted on WhatsApp. More rates are in our office carpet prices guide.

Choosing carpet room by room

One office has many kinds of floor. Match the carpet to how each room is used.

• Reception. This is the first thing a client sees. VIP at KSh 2,499 or executive at KSh 2,999 looks smart and feels soft underfoot.
• Open plan desks. Chairs roll and people walk all day. Carpet tiles make sense because worn spots under desks can be swapped.
• Boardroom. A thicker pile such as VIP 8mm feels calm and quiet when the door is closed.
• Corridors and back offices. Delta 6mm at KSh 1,499 installed keeps the budget down where looks matter less.
• Staff kitchen and washrooms. Skip carpet here. Water and tea spills belong on a hard floor. See office flooring for SPC and vinyl options.

Still torn between rolls and tiles for the main floor? Our carpet tiles vs wall to wall guide lays out the trade offs.

What to prepare before fitting day

1. Clear the floor. Move desks, cabinets and chairs out or to one side. Fitters work fastest on an empty room.
2. Sort out cables. Unplug computers and lift loose cables off the floor. Mark where floor boxes and sockets sit.
3. Check the screed. The floor must be dry, flat and firm. Loose tiles or cracks show through new carpet.
4. Talk to building management. Book the goods lift and parking for the delivery van. Many buildings in town ask for this in writing.
5. Agree the colour on a sample. Look at it under your office lights, not just at the window.

Keeping office carpet clean in Nairobi

Most dirt walks in on shoes. In the rainy season that means mud from the parking and the street. Stop it at the door with a proper office entrance mat and your carpet stays cleaner for longer.

A simple cleaning plan works well:

• Vacuum walkways and reception daily, desk areas two or three times a week.
• Blot spills at once with a clean cloth. Do not rub, as rubbing spreads the stain.
• Book a deep clean once or twice a year, more often for busy reception areas.
• With carpet tiles, keep a few spares from the same batch so replacements match.

Mid greys and darker patterned carpets hide dust best. Pale plain colours look smart on day one but show every footprint.
