Typical apartment budgets

These are guide figures. Your real total depends on the window sizes, so send them on WhatsApp for an exact quote.

Picture a young couple moving into a 2 bedroom flat in Kilimani with bare windows. They chose blackout for both bedrooms and zebra for the living room. The whole flat was done in one visit.

Three ways to budget the same flat

Take a flat with four windows. A living room window of 2.4 by 1.5 metres (3.6 sqm). Two bedroom windows of 1.5 by 1.5 metres (2.25 sqm each). A kitchen window of 1 by 1 metre (1 sqm). That is 9.1 sqm of window.

• Lowest cost, all vertical: 9.1 x KSh 1,799 = about KSh 16,371.
• Smart mix: zebra in the living room 3.6 x KSh 3,399 = KSh 12,236. Blackout roller in both bedrooms 4.5 x KSh 3,999 = KSh 17,996. Sunscreen in the kitchen 1 x KSh 3,499 = KSh 3,499. Total about KSh 33,731.
• All blackout: 9.1 x KSh 3,999 = about KSh 36,391.

The smart mix costs little more than all blackout but gives you light where you want it and dark where you sleep. Fitting is quoted on WhatsApp.

Mistakes that push the bill up

1. Guessing sizes. A few centimetres off can mean a remake. Follow our guide on how to measure windows for blinds or let us measure.
2. Blackout everywhere. Living rooms and kitchens rarely need it. Sunscreen or zebra costs less and keeps the room bright.
3. Forgetting the balcony door. It is often the biggest piece of glass in the flat. See blinds for sliding doors.
4. Ignoring the view. If the next block looks straight in, choose a fabric that gives privacy in the day too.
5. Spending the same on every window. Put the money where the sun and the street are. Save on quiet back windows.

Which blind for which room in a flat

Use this quick guide to match each room.

• Living room: zebra at KSh 3,399 per sqm. You get light by day and privacy when the bands close.
• Main bedroom: blackout roller at KSh 3,999 per sqm. Best for full dark and early sun.
• Second bedroom or study: blackout zebra at KSh 3,799 per sqm gives near dark with a softer look.
• Kitchen: sunscreen roller at KSh 3,499 per sqm, or aluminium venetian at KSh 5,499 per sqm near the cooker.
• Bathroom: frosted film from KSh 599 per metre keeps you private and needs no blind at all.
• Balcony door: vertical blinds at KSh 1,799 per sqm handle wide glass on a budget.

A flat on a low floor facing a busy road needs more privacy than a top floor flat with a view. Think about who can see in before you pick the fabric.
