Side by side

Picture an office in Kilimani that went for a cheap roll. A year later, one stained walkway meant replacing the whole room. On the next floor they chose tiles and now swap two squares a year.

Worked example: a 60 sqm office on Moi Avenue

Take an open plan office of 10 by 6 metres. That is 60 sqm. Here is what each option costs at October 2026 prices.

• Delta carpet roll, installed: 60 x KSh 1,499 = KSh 89,940.
• Office carpet roll: 60 x KSh 1,799 = KSh 107,940. Fitting is quoted on WhatsApp.
• VIP carpet roll 8mm: 60 x KSh 2,499 = KSh 149,940.
• Commercial carpet tiles: 60 x KSh 2,499 = KSh 149,940 up to 60 x KSh 2,699 = KSh 161,940.

So a roll can save you about KSh 60,000 on day one. The real question is what happens in year two. The path from the door to the reception desk always wears first. With a roll you live with that worn strip or you replace the whole room. With tiles you lift the tired ones and drop in fresh ones. In a busy office that one swap can pay back much of the gap.

Not sure of your floor size? Our guide on how to calculate carpet size shows you how to measure and how much to add for cuts.

Which one suits your space?

Go for carpet tiles if:

• Your office has floor boxes or cables you need to reach now and then.
• You rent and may move in two or three years.
• Staff eat and drink at their desks so spills will happen.
• The room has pillars or odd corners that waste roll offcuts.

Go for a wall to wall roll if:

• It is a bedroom, living room or hotel room where softness matters most.
• Your budget is tight and foot traffic is light.
• You want one smooth look with no joins.

Mistakes buyers make

1. Buying on price per sqm alone. A light roll in a heavy corridor can look tired within months. Match the grade to how many feet cross it each day.
2. Forgetting the entrance. Most dirt in a Nairobi office walks in on shoes. Red soil in the rains. Fine dust in the dry months. A proper mat at the door protects any carpet. See our office entrance mats.
3. Ordering the exact floor area. Rolls come in set widths so some offcut is normal. With tiles, keep a few spares from the same batch so a future repair matches.
4. Laying on a damp or bumpy floor. Both types need a dry, flat and clean base. We check this when we come to measure.

Keeping either one clean in Nairobi

Vacuum the busy paths every day and the whole floor at least twice a week. Dust settles fast near windows that face busy roads. Blot spills at once with a dry cloth and never rub them in. A badly stained carpet tile can simply be lifted out and replaced. A roll needs a professional carpet clean once or twice a year to stay fresh.

In the long rains, wet umbrellas and shoes are the main enemy. Give people a stand for umbrellas by the door. Let damp patches dry fully with the windows open before you vacuum. A damp carpet left closed up can start to smell, so keep air moving until it is dry.

Questions buyers ask

Which is cheaper?

Wall to wall carpet, from KSh 1,499 per sqm installed.

Which lasts longer in an office?

Carpet tiles, because worn tiles are swapped one at a time.

Which is softer?

Wall to wall carpet, especially VIP 8mm.

Can I mix both?

Yes. Many offices use tiles in work areas and rolls in boardrooms.

Should I keep spare carpet tiles?

Yes, keep a few from the same batch. Colour can differ slightly between batches so spares make future repairs blend in.

Which is quicker to fit in a working office?

Carpet tiles are usually easier because they can go down one section at a time while desks are moved around. A roll needs the whole room cleared at once.

Do you deliver carpet outside Nairobi?

Yes. We deliver and install across Nairobi, Kiambu, Machakos and Kajiado. We courier to other towns.
