Who uses one way film?
- Offices on busy streets: privacy at desks by day
- Ground floor homes: a mirror look from the road
- Shops and banks: privacy for back offices
- West facing glass: cuts heat and glare
Picture a ground floor apartment on Ngong Road. The family wanted daylight but hated the stares from the bus stop. One way film went up in a morning and now passers by see only their own reflection.
Costing one way film for a shop or office
One way film is KSh 999 per running metre off a roll 1.5 metres wide. Count how many drops you need across the glass, then multiply by the height.
- A shop front on Moi Avenue. Glass 3 metres wide and 2.4 metres tall. 3 divided by 1.2 is 2.5, so you need 3 drops. 3 x 2.4 = 7.2, so buy 8 metres. 8 x KSh 999 = KSh 7,992.
- A ground floor office in Industrial Area. Five windows, each 1.2 by 1.2 metres. Each takes one 1.2 metre drop. 5 x 1.2 = 6 metres. 6 x KSh 999 = KSh 5,994.
- A home living room. Glass 2.4 metres wide and 1.5 metres tall. Two drops of 1.5 metres make 3 metres. 3 x KSh 999 = KSh 2,997.
Fitting is quoted on WhatsApp. For all film rates see our window film price guide.
Getting the most privacy from one way film
One way film works by light. The brighter side sees a mirror. The darker side sees through. A few habits make it work much better.
- Keep inside lights low in the day. A bright office behind the glass weakens the mirror.
- Film the glass that faces the street. That is where the outside is brightest and the mirror is strongest.
- Add blinds for evenings. After dark the effect flips. Our page on living room blinds has options that pair well with film.
- Use frosted inside the building. Between two lit rooms neither side is brighter, so one way film does little.

One way, frosted or blackout at a glance
| Film | Privacy by day | Privacy at night | Light in | Price |
|---|---|---|---|---|
| One way reflective | Yes | No, when lights are on inside | Yes, dimmed | KSh 999 per metre |
| Frosted | Yes | Yes, shapes only | Yes, soft | From KSh 599 per metre |
| Blackout | Yes | Yes | No | KSh 999 per metre |
Many buildings mix them: one way on the street side, frosted on the bathroom and blackout on a store room or server room. See the longer frosted vs one way vs blackout guide.
A simple rule helps. If you need privacy only by day and want less heat, choose one way. If you need privacy at all hours, choose frosted. If you want no light at all, choose blackout.
What to check on installation day
- Clean glass first. The fitter should wash and scrape every pane before the film goes on.
- Look for trapped grit. Small bumps with a speck inside will not go away. Point them out while the fitter is still there.
- Check the edges. Film should stop just short of the frame in a neat straight line.
- Expect a little haze. Water behind new film clears over the next few days as it dries.
- Test the corners. Run a finger along each edge. Nothing should lift or feel loose.
- Stand outside. Walk out to the street and see the mirror effect for yourself before the fitter leaves.

Does one way film work at night?
No. At night when your lights are on, people outside can see in. Add blinds or curtains for night privacy.
Does reflective film reduce heat?
Yes. It reflects a large part of the sun’s heat, so rooms stay cooler.
What is the window tint price for a house?
At Excel Deco reflective film is KSh 999 per metre. Send your window sizes for a full quote.
Is it the same as car tint?
No. Building film is made for flat glass in homes and offices.
What does one way film look like from outside?
By day it looks like a silver mirror. People on the street see their own reflection instead of your room.
Can I put one way film on a glass partition inside an office?
It will not work well there. Both sides are equally lit, so neither side gets a mirror. Frosted film is the better choice.
Can I fit one way film myself?
Yes, it is sold per metre so you can buy just what you need. Large panes are easier with two people and lots of soapy water.
