Our pick

SPC for most rooms. It is waterproof, rigid enough to hide small bumps and fast to fit. For rentals where budget rules, mkeka wa mbao. For floors that stay wet, rubber or PVC mats on top of tiles.

One warning

Waterproof flooring does not fix a damp floor. If the screed is wet, dry it first or the moisture sits under the planks.

Costing a 3 by 3 metre kitchen

Take a 3 x 3 metre kitchen. That is 9 sqm. Here is what each waterproof option costs for the floor alone.

Add about 10 percent for cutting on planks. Fitting is quoted on WhatsApp. LVT and mkeka cost the least. SPC costs more but feels the most solid underfoot.

On a bigger floor the gap between options grows. A 5 x 4 metre living room is 20 sqm. SPC 4mm costs 20 x KSh 2,200 = KSh 44,000. LVT or mkeka costs 20 x KSh 1,299 = KSh 25,980. The KSh 18,020 difference buys a lot of blinds, so spend on SPC where water and traffic are highest and save elsewhere.

Waterproof floor, wet wall: what water can still do

A waterproof plank will not swell. That does not mean water cannot cause trouble.

  • Water under the floor. If a sink leaks for weeks, water sits under the planks. Fix leaks fast.
  • Damp from below. Ground floor slabs in some estates sweat in the long rains. Check the slab is dry before laying.
  • Edges. Seal the gap at the shower or the back door so water does not run under.
  • Mopping. A damp mop is fine. Flooding the floor every day is not needed.

Damp from below is the one thing waterproof floors cannot fix. Before laying on a ground floor, tape a small square of plastic sheet to the bare floor and leave it for a day. If the underside is wet or the floor below is darker, the slab is still giving off damp.

Which waterproof floor for which room

  • Kitchen: SPC for owners, LVT or mkeka for a tight budget. More in kitchen flooring.
  • Bathroom: keep the tiles and add PVC or rubber mats where you step out. See bathroom flooring.
  • Ground floor living room: SPC 5mm or 6mm feels solid underfoot.
  • Shop or salon: SPC handles mopping and foot traffic well.
  • Laundry area: a PVC mat from KSh 2,499 per metre over the existing floor.

For a rental, LVT and mkeka are the safe picks. They handle water well and cost less, so you are not leaving an expensive floor behind when you move.

Entrance and corridor: SPC handles wet shoes in the long rains. Add a door mat at the front door to catch grit before it reaches the floor.

What to check on delivery

  1. Count the boxes and match them to your order.
  2. Check the thickness on each box label.
  3. Open one box and check the colour against the sample you chose.
  4. Look for broken corners or crushed boxes.
  5. Keep boxes flat and indoors until laying day.

For homes, yes. It is waterproof, tough and quick to fit.

Is laminate waterproof?

No. It swells when wet. Use SPC where water is likely.

Is mkeka wa mbao waterproof?

Yes, water does not soak into it, so it handles spills and mopping. Water can still get under the edges, so wipe spills quickly.

Can waterproof flooring go on a damp ground floor?

Only once the damp is sorted. The floor itself will not swell, but damp trapped under it can smell and lift the edges.

Can I mop SPC with water every day?

Yes, daily damp mopping is fine. You do not need to flood it.
