Picture a lodge in Naivasha with noisy corridors and tired carpet. Carpet tiles went into the halls and VIP carpet into the rooms. Reviews started to mention how quiet the nights were.

What carpet costs for a 40 room hotel

Numbers help you plan before the first meeting with your board or bank. Take a hotel in Nairobi with 40 guest rooms. Each room has about 4 by 4 metres of carpeted floor, so 16 sqm per room. That is 640 sqm for all the rooms.

Now add two corridors on each floor. Say the hotel has four floors and each corridor run is 30 metres long by 1.5 metres wide. That is 45 sqm per floor and 180 sqm in total.

So a full refit with Delta in the rooms and fire retardant tiles in the corridors comes to KSh 1,445,180 for the carpet. VIP and Executive carpets are priced per sqm. Ask for their fitting cost on WhatsApp. Our guide on how to calculate carpet size shows you how to measure odd shaped rooms.

Match the carpet to your guests

A lodge on the Nakuru highway and a business hotel in Upper Hill do not need the same floor. Think about who walks on it and how often.

• Budget lodges and guest houses. Delta 6mm is fitted at KSh 1,499 per sqm. It is the sensible pick when rooms turn over every night.
• Business hotels. Guests notice comfort when they take off their shoes. VIP 8mm at KSh 2,499 per sqm feels thicker and quieter.
• Suites and boardrooms. Executive carpet at KSh 2,999 per sqm is for spaces you photograph for your website.
• Corridors, lifts and conference rooms. Fire retardant carpet tiles at KSh 2,699 per sqm. A stained tile can be lifted and swapped in minutes.

Keeping hotel carpet clean in Nairobi dust and rain

Most dirt walks in from the car park. Red soil in the dry months and mud in April and November end up in your corridors within a day.

1. Put proper mats at every entrance. A coil mat outside and a loop mat inside catch most grit. See our entrance mats for prices.
2. Vacuum corridors daily and rooms at every checkout.
3. Blot spills at once with a clean white cloth. Do not rub.
4. Keep a few spare carpet tiles from the same order in your store. Colours can differ between batches.
5. Deep clean high traffic areas on a set schedule, not only when they look bad.

What to check when the carpet arrives

A hotel job is big, so check the delivery before fitting starts. It saves arguments later.

• Count the rolls or tile boxes against the delivery note.
• Open one roll end and one box. Confirm the colour matches the sample you approved.
• Check that corridor tiles are the fire retardant type you ordered.
• Agree the order of floors with the fitters so you keep selling rooms.
• Walk each finished room before the team moves on. Look at door edges and seams.
