How much does it cost to tint every window in a house?

Less than most people expect. Film is sold per metre, so the cost follows the glass area. Here are October 2026 prices and a worked example for a three bedroom house in Nairobi.

What changes the price

  • Glass area. Measure each pane and add them up.
  • Film type. Reflective and blackout cost KSh 999 per metre, frosted KSh 799.
  • Access. Upstairs windows and fixed panes take longer.
  • Old film removal. Scraping off old tint adds time.

Which film for which room

Reflective film on bedrooms and living rooms that face the afternoon sun. Frosted film on bathrooms and any window facing a neighbour. Blackout film only where you want no light at all.

Is it worth it

Reflective film cuts up to 70 percent of solar heat, so rooms stay cooler and sofas and floors do not fade. Most customers tint the sunny side of the house first.

The film comes to KSh 5,194. The glass adds up to about 6.5 sqm. At KSh 300 to 500 per sqm, fitting comes to about KSh 1,950 to KSh 3,250. So the whole flat lands between roughly KSh 7,150 and KSh 8,450. That is less than one good blind for the living room.

DIY or fitted: cost per square metre

Film is sold by the metre off a roll, so it helps to know what one square metre of glass really costs you.

  • Frosted: KSh 799 per metre on a 1.2 metre roll works out to about KSh 666 per sqm of film.
  • Reflective: KSh 999 per metre on a 1.5 metre roll also works out to about KSh 666 per sqm.
  • Fitted: add KSh 300 to 500 per sqm. That puts a fitted window at about KSh 966 to KSh 1,166 per sqm before offcuts.

Doing it yourself saves the fitting fee on small windows. Our guide to applying frosted film walks you through it. On big living room panes and upstairs windows, paying a fitter usually costs less than wasting film on a bubbled first try.

Film on a big pane also needs a clean, dust free room. That is easier for a fitter with the right tools.

How people end up paying twice

  1. Buying reflective for a bedroom. It gives privacy only in daylight. Many people then pay again for frosted film or a blind.
  2. Not removing old film first. New film over old, peeling film fails fast. Old film must come off and the glue must be cleaned.
  3. Measuring the frame. You pay for film that goes in the bin. Measure the visible glass.
  4. Tinting every window the same. Each room has a different need. A bathroom wants frost. A sunny lounge wants reflective or solar control film.
  5. Cheap film from a hawker. If it bubbles in a month, the fitting fee is lost too.

Ask what film you are getting before you pay a fitter who brings their own. If the price is far below the film cost per metre plus fitting, something is being cut.

Film or blinds for the budget

For the same Roysambu living room window of 2.0 x 1.4 metres, a sunscreen roller blind at KSh 3,499 per sqm comes to 2.8 sqm x KSh 3,499 = about KSh 9,797. Reflective film for the same window is KSh 1,998 plus fitting. Film is the cheaper fix for glare and daytime privacy. A blind gives you control at night. Many homes use both.
