Worked examples

  • Kitchen 3m by 2.5m = 7.5 sqm of peel and stick, about KSh 9,400
  • Office 6m by 5m = 30 sqm of LVT, about KSh 39,000 to 48,000

Picture a salon in Umoja that wanted a new floor without closing for a week. Peel and stick planks went down on a Sunday and the doors opened on Monday.

Four vinyl options for one bedroom

Take a bedroom 4 by 3 metres. That is 12 sqm. Here is what each vinyl costs for the same room.

Vinyl typePrice per sqmCost for 12 sqm
Peel and stick tiles 450 x 450mmKSh 1,250KSh 15,000
Mkeka wa mbao rollKSh 1,299KSh 15,588
Peel and stick planksKSh 1,499KSh 17,988
LVT dry back planksKSh 1,299 to KSh 1,599KSh 15,588 to KSh 19,188

The gap between the cheapest and the dearest is about KSh 4,000 for the room. So pick on look and use first, then price.

Now scale it up. A two bedroom flat with 45 sqm of floor costs 45 x KSh 1,250 = KSh 56,250 in peel and stick tiles. In mkeka wa mbao it costs 45 x KSh 1,299 = KSh 58,455. In LVT dry back planks it costs KSh 58,455 to KSh 71,955. That is the whole flat for less than many people spend on one room of ceramic tiles once cement and labour are added.

Which vinyl for which situation

  • You rent and may move: mkeka wa mbao rolls out and rolls up again. Peel and stick tiles are cheap enough to leave behind. See rental apartment flooring.
  • You want a wood look fast: peel and stick planks go down in an afternoon with a knife and a ruler.
  • A kitchen or busy corridor: LVT dry back planks are glued down and wear well. Read kitchen flooring for more.
  • The whole house for the long term: look at SPC as well. Our guide SPC vs vinyl vs laminate lays out the trade offs.

Mistakes people make with vinyl

  • Sticking onto dust. Peel and stick needs a clean, dry floor. Dust is the main reason tiles lift.
  • Laying over deep grout lines. Thin vinyl shows every line of old tiles below. Fill them first.
  • Rushing a cold roll. Unroll mkeka and let it relax flat in the room before you cut.
  • Cutting short at the walls. Measure twice. A gap at the skirting is hard to hide.
  • Dragging furniture. Lift heavy items. Sharp legs can tear thin vinyl.

One more mistake is buying from two batches at different times. Print and colour can shift a little between batches. Order the full amount at once and add a few spare tiles or a short spare length of roll for later repairs.

Care in Nairobi dust and rain

Vinyl is one of the easiest floors to keep clean. A few habits keep it looking good.

  1. Sweep daily in the dry season. Grit scratches the top layer.
  2. Mop with water and a little mild soap. Avoid thinners and strong solvents.
  3. Put a mat at each outside door to stop red soil at the entrance.
  4. Use felt pads under chairs and tables.
  5. Wipe up standing water so it does not creep under tile edges.

For tips on the quickest vinyl to lay, see our peel and stick vinyl flooring page.

Small rips in peel and stick are easy to fix. Lift the damaged tile, clean the spot and stick a spare in its place.
