Here is a worked example. Take a two bedroom flat with a 5 by 4 metre living room, two bedrooms of 3.5 by 3.5 metres and a small 4 sqm corridor. That is 20 + 24.5 + 4 = 48.5 sqm. Add about 10 percent for cuts and spares and you need 53 sqm.

Choose by your rent band

Checklist between tenants

1. Walk the flat with the outgoing tenant. Photograph any damage.
2. Lift and replace damaged planks or tiles from your spare stock.
3. Check doorways and kitchen edges. These wear first.
4. Clean with a damp mop and mild soap. Avoid harsh chemicals.
5. Add felt pads under any furniture you leave in the unit.
6. Put a door mat at the entrance. It cuts the dust that wears floors.

Write down the product name, colour and the date you bought it. Keep the note with your spare stock. When you need repairs a year later, you will know exactly what to order.

Mistakes landlords make

• Laying over an uneven screed. Bumps show through thin vinyl and tiles lift. Level the floor first.
• Not keeping spares. Buy extra from the same batch. A new batch may not match.
• Peel and stick on a dusty floor. It will not hold. Clean and dry the floor fully.
