Is peel and stick right for you?
- Renters: a fresh floor with no builders
- Kitchens and small rooms: quick, water resistant upgrade
- Shops on a budget: a new look in a weekend
- Not for: rough or damp floors. Level the surface first
Picture a young couple renting in South B with a worn red tile floor. They laid peel and stick planks themselves over two evenings. The flat now looks new and the old tiles stay safe underneath.
What a bedsitter in Roysambu would cost
Take a bedsitter with a main room of 4 by 3.5 metres. That is 14 sqm. Add about 10 percent for cuts and mistakes and you need 16 sqm.
| Floor | Working | Cost |
|---|---|---|
| Peel and stick tiles 450 x 450mm | 16 x KSh 1,250 | KSh 20,000 |
| Peel and stick planks | 16 x KSh 1,499 | KSh 23,984 |
| Mkeka wa mbao | 16 x KSh 1,299 | KSh 20,784 |
| LVT dry back planks | 16 x KSh 1,299 to KSh 1,599 | KSh 20,784 to KSh 25,584 |
All four land close together on price. The choice comes down to the look you want and how much work you will do yourself. For a full list of vinyl rates, see vinyl flooring prices in Kenya.
Now take a one bedroom flat. A living room of 4 by 4 metres and a bedroom of 3.5 by 3.5 metres add up to 28.25 sqm. With extra for cuts, plan on 31 sqm. Peel and stick tiles cost 31 x KSh 1,250 = KSh 38,750. Peel and stick planks cost 31 x KSh 1,499 = KSh 46,469.
Prepare the floor before you peel
Peel and stick only holds as well as the floor below it. Most failures start here.
- Sweep, then mop. Nairobi dust is fine. Even a thin layer stops the glue from gripping.
- Let it dry fully. Wait a full day after mopping in the rainy season.
- Fill holes and cracks. Thin vinyl shows every dip.
- Scrape off old paint drips and cement lumps. Run your hand over the floor. If you feel it, it will show.
- Check the corners. Old skirting edges often hide dirt.
If the floor has old tiles, check that none are loose or cracked. Tap each one with a coin handle. A hollow sound means a loose tile. Fix it before you lay vinyl on top, or it will crack under your new floor.
Laying tips for a neat finish
- Start in the centre of the room, not against a wall. Walls in Kenyan flats are rarely straight.
- Lay out a dry row first without peeling. Check the pattern.
- Peel a little backing at a time. Press from the middle outwards to push out air.
- Roll each piece firmly with a rolling pin or a small roller.
- Cut edge pieces with a sharp knife against a ruler. Score, then snap.
- Keep a few spare pieces in a dry place for later repairs.
Work in a cool part of the day. Nairobi afternoons can be warm and the glue can grab fast. Morning gives you more time to line up each piece. Keep the room closed while you work so dust does not settle on the sticky backs.
Mistakes to avoid
The most common mistake is laying on a damp or dusty floor. The second is buying the exact area with no spares. The third is putting peel and stick where water stands, such as a shower floor. For wet rooms, look at SPC on our best flooring for Kenyan homes guide. Landlords flooring a whole block should also read our rental apartment flooring page. If you are weighing vinyl against ceramic, see mkeka wa mbao vs tiles.
One more mistake is walking on the floor in heavy shoes straight away. Give the glue a day to grip before you move heavy furniture back in. Lift furniture into place rather than pushing it. Put felt pads under chair legs.

Can I lay it myself?
Yes. Clean and dry the floor, then press each tile down firmly.
Can it go over old tiles?
Yes if the tiles are flat and firm. Fill deep grout lines first.
Is it waterproof?
The vinyl is water resistant. Wipe spills quickly at the joints.
How much do I need?
Measure the room in sqm and add 5 to 10 percent for cuts.
Should I buy tiles or planks?
Planks give a wood look and suit bedrooms and living rooms. Tiles at KSh 1,250 per sqm cost less and suit kitchens and corridors.
How many spare pieces should I keep?
Buy about 10 percent extra. Use some for cuts and keep the rest for repairs.
Do you deliver small peel and stick orders?
Yes. Delivery is same or next day in Nairobi. You can also collect from our shop at Summit House, Moi Avenue.
