What goes into each tier
- Essential: mkeka wa mbao at KSh 1,299 per sqm and vertical blinds at KSh 1,799 per sqm. The lowest cost way to make a unit look new.
- Standard: peel and stick vinyl planks, priced here at the top of the KSh 1,250 to 1,499 per sqm range, zebra blinds at KSh 3,399 per sqm and an 80 by 120cm door mat at KSh 2,999.
- Premium: 5mm SPC at KSh 2,500 per sqm, blackout zebra in the bedroom at KSh 3,799 per sqm, zebra in the living room and the door mat.

Worked example: a one bedroom rental
Take a one bedroom unit. The bedroom is 10 sqm and the living room is 15 sqm, so 25 sqm of floor. There are two windows of 2 by 1.5 m, so 3 sqm each and 6 sqm in total.

Which tier pays back best
Think about rent level and how long tenants stay. A bedsitter with high turnover needs a floor that is cheap to replace. A family flat with long tenancies needs a floor that lasts.
- Essential suits lower rent units where you refresh every few years.
- Standard suits middle rent units. Peel and stick looks like wood planks and a damaged plank can be replaced on its own.
- Premium suits higher rent units. SPC is waterproof and stands up to tenants moving furniture.
Mistakes landlords make:
- Laying a new floor over a cracked or uneven one without fixing it. Bumps show through.
- Choosing very light colours that show dirt between tenants.
- Fitting blinds with cords that tenants break. Ask the fitter to fix cords firmly to the wall.

How ordering and fitting works

- Confirm and pay by Mpesa. We book fitting as soon as the old tenant leaves.
- Fitting. Floors first, then blinds. A one bedroom unit is usually done in a day.

Preparing the empty unit
- Make sure the last tenant has fully moved out.
- Remove old carpet, broken tiles and loose debris.
- Fix any leaks first. A wet floor will ruin a new one.
- Paint before the floor goes in.
- Leave keys with the caretaker so the fitter can get in early.
If the unit has a damp wall or floor, tell us before the visit. Damp needs to be dealt with first or it will come through any new floor.
Problems the fitters solve on site
Rental units take a beating. The most common problem is a floor with cracked or missing tiles. The fitter fills the gaps and levels them so the new floor does not dip or crack over the holes. Old mkeka that is glued down is lifted and the glue scraped off.
Windows in older blocks often have rusted burglar bars or uneven frames. The fitter checks where brackets can go and may fix blinds to the wall above the window instead of inside the frame. Old curtain rails are taken down if you want them gone.
Door swing is the other common issue. A thicker floor like SPC can make a door scrape. The fitter checks every door and tells you if one needs trimming. Thresholds get a neat trim so tenants do not trip.

What to check at handover
- The floor lies flat with no bubbles, gaps or lifted edges.
- Joints at doorways are covered neatly.
- Doors open without scraping the new floor.
- Blinds open and close smoothly and cords are fixed to the wall.
- The door mat sits flat at the entrance.
Book the next refresh in your plans now. Floors and blinds last longer when small repairs are done between tenants.
Keep the leftover offcuts and a spare plank or two in the caretaker store. A small repair after a tenant leaves is quick when the same colour is on hand.
Give the new tenant simple care notes. Mop with a damp mop, not a bucket of water. Put felt pads under furniture legs. Do not drag heavy items across the floor. Raise blinds with the chain or cord, not by pulling the fabric. These small habits keep the unit ready for the next tenant too.
